Dear Villaggio Homeowner,
Several weeks ago, I had an initial meeting with our HOA President Neil Gafarian, VP Alan Haas, and General Manager Shameeda Jabar, where we discussed a timeline for planning the painting of the exterior of our homes and our common areas. What was discussed were the steps that would be needed to accomplish our third community wide painting project.
I’m John Bernath, who along with Harry Lebedun, Alan Haas, Stephanie Ferrandino and Shameeda Jabar will once again co-chair the Painting committee as we did in 2011 and 2018.
For all Villaggio owners, especially those who bought their home since late 2018, the following paragraph from the Declaration of Covenants (Article VIII, section 1, subsection J), discusses the responsibilities of the HOA, and the residents, for the painting of the outside of your homes:
“The painting and caulking of the exterior surface of each Home and the cleaning of the roofs of Homes shall be the responsibility of the Association. The Association shall be permitted to establish Reserves in connection with the Association’s maintenance obligations under this Section, and said Reserves shall be provided for in the Budget and collectible as an Assessment from the Owners as provided under Articles VI and VII of this Declaration.”
With that said, the HOA has decided to paint, and will assess you an equal amount across the 538 owners, while you retain, with some caveats, your choice of colors from an approved palette. You may choose to keep your color scheme, if available, and have a choice to opt-in for changing just doors, gutters/fascia or columns colors, while the body / trim are unchanged. The base assessment in 2018 was $1,400+. It is not known at this time how much it will be in 2024, but any opt-ins you choose, will mean extra costs. A more complete explanation about choices will be in a future letter. I’m happy to tell you that our first step is complete. UCI Paint company of South Florida was chosen to be our paint supplier, with whom we are currently working to consolidate “dated” color schemes out, while bringing in 5 or 6 new color schemes into the palette with a professional Colorist. Below is our proposed timeline of events to give you some understanding of what lies ahead.

The Request for Proposal (RFP) is being finalized and should go out to multiple contractors capable of doing large scale painting, by the latter part of the 2nd week of April.

After several weeks, the members of the Paint Committee will interview and negotiate with those contractors who have returned their RFP, thereby making it known that they are interested in working for us.

By June / July we would like to have our Board approved contract ready for a contractor’s signature. Also, the color palette should be available for viewing in the Clubhouse.

By August / September the back-office paperwork preparation will ramp up, with up-to-date database information, so we can move to the next stage.

From October through the end of the year, we will try to bring in all homeowners to the clubhouse to pick colors. This will be done by spreading out meetings on multiple dates, when a temporary group of volunteers, 30-40, will be needed to meet with and assist homeowners to choose their colors.

All the data produced from those meetings will be collated into a report for the contractor to use when painting your home.

Based on the contractor’s availability we hope to start painting on Via Como on or around March 1, 2025, 7 years and 2 months after the last painting started. It will take 9-10 months to finish in the Pisano area before doing all of our buildings and perimeter walls.
